Skadoosh building comes before Town Board

Skadoosh Properties proposed mixed-use on Bethel

Aug. 31. By Dave Vieser. The Cornelius Town Board will consider a rezoning for a four-story mixed-use building on Tuesday Sept. 6. If approved, the building would be located near the corner of Jetton Road Extension and Bethel Church Road, just below Dynamic Ballroom and UPS.

Developer Justin Ckezepis (Skadoosh Properties) of Cornelius wants to rezone the half-acre vacant parcel at 19615 Bethel Church for a mixed-use building comprised of retail, commercial and office space on the first two floors and up to eight residential units on each of the top two floors.

—A rooftop amenity area is proposed and parking for up to 16 vehicles will be provided in an underground parking lot.

—Additional parking will be behind the building in an existing parking lot.

—Ckezepis is requesting that a restaurant (non-drive thru) be an allowable use as well

Initially, Ckezepis wanted permission for a six-story structure, but after hearings with the town and residents, he lowered the proposed height to four stories, which was unanimously approved by the town Planning Board at their meeting Aug. 8.

Is there any 0pposition?

The original six-story proposed height initially brought out opposition last year from some residents in the Courtyard at Jetton development. It is unclear whether this initial level of concern still exists now that the height has been lowered, as no one spoke out against the project at the Planning Board hearing in August.

Background

The uses proposed are permitted “by right” in the Village Center zoning district. Deputy Town Manager Wayne Herron said proposals exceeding three stories require Conditional Zoning review.

Meeting date on a Tuesday

The Sept. 6 Town Board Meeting is being held on a Tuesday instead of a Monday due to the Labor Day holiday. The meeting will commence at 6 pm at Town Hall. It will also be live streamed on the town web site, www.Cornelius.org.
