Townhomes planned for Feriba Place

March 19. By Dave Vieser. A nine-unit townhome project proposed by Blue Heel Development would occupy a half acre of vacant land on the west side of Feriba Place north of Townwood in downtown Cornelius.

To be called The Towns at Feriba Place, the project would bring affordable townhomes within walking distance of downtown.

The plan calls for 1,400-1,600 square foot attached townhomes. Each would have three bedrooms, 2 1/2 baths and a single-car garage, said Matt Gallagher of Blue Heel.

“My goal is to make seven of the nine homes market-rate affordable, which in Cornelius is probably something under $300,000,” Gallagher said. He also hopes to make the remaining two townhomes more affordable based on the area median income, priced under roughly $245,000.

The proposal will require a Town Board rezoning, as the vacant lot is currently zoned for neighborhood residential. No date or time has yet been set for the required community meeting or public hearings.

“I believe this project could also help fill a need for people who work in Cornelius but currently live outside of the town,” Gallagher said.
