Sunset Cove Rezoning Back Before Town

By Dave Vieser — A controversial rezoning request known as Sunset Cove is back on the active review track with the Town of Cornelius, beginning with Thursday’s Architectural Review Board meeting at Town Hall. According to Town Senior Planner Aaron Tucker, a request to resubmit the plan was received Feb. 16.
The applicant, Larry Griffin Jr., asked the town to halt the review process last summer after the initial presentation to the town board generated opposition from nearby residents.
“Mr. Griffin has requested to amend the zoning on approximately 8.6 acres of property at 18311 and 18323 Nantz Road,” Tucker wrote. “The proposed rezoning includes converting two existing single-family homes into event space for weddings and other special events. The proposal will also include a 6,000-square-foot outdoor event space.”
The new single-story event space features metal roof and a wall of windows and doors that open to the lake. The front of the structure is a mix of stone, stucco and brick.
At Thursday’s meeting, the Architectural Review Board will review the new event space elevations and determine whether they comply with the town’s architectural guidelines. The commission is not responsible for approving or denying the proposal.
The next step in the process is a review by the Town Planning Board, tentatively scheduled for March 9.
The ARB meeting will begin at noon Thursday in the Town Hall chamber. The meeting is open to the public, but ARB meetings generally do not offer a public comment session.

“I am not in favor of the Sunset Cove proposal. The current road infrastructure on Nantz Road cannot safely accommodate the additional traffic, parking demands, and service vehicles that would come with frequent large events. This is a residential area, and the increased congestion would negatively impact safety and quality of life for nearby homeowners.”
Let me start by stating that I don’t actually live near nantz rd. I do however feel horribly for the people that do live there if this project gets the go ahead as we know most things do in this town. It’s an absurd idea in a residential area. The owners of these two properties obviously care not one bit about their neighbors. The noise, the traffic the absolute devaluation of their neighbors homes. Unless that is their intention. The value of the other homes goes down and they can swiftly buy up those properties as well.
