Sheetz Eyes Statesville Road Site
Sheetz is proposing a new gas station and convenience store that would operate 24 hours a day, seven days a week, at the intersection of Westmoreland and Statesville roads. The site is the only undeveloped parcel at the intersection.
Preliminary plans were unveiled Wednesday during a meeting of the town’s Pre-Development Review Committee, which serves as a sounding board for developers seeking feedback before deciding whether to move forward with projects. Developers typically leave the meeting with an understanding of whether they can proceed as proposed, make revisions based on committee recommendations or abandon the project altogether.
The property is zoned Highway Commercial, which normally would not require rezoning. However, because the site is located on a corner lot, a conditional rezoning application is required. Town regulations require gas pumps to be screened from road frontages, a standard that cannot be met on the site as currently configured.
The proposed 2.6-acre development includes a 6,132-square-foot convenience store and 12 gas pumps. Access points are planned on both Westmoreland and Statesville roads. The site plan also includes landscaping and buffer areas.
During the presentation, Sheetz representatives highlighted the family-owned company’s history, community involvement and focus on employee quality of life. They also emphasized the company’s commitment to providing an elevated customer experience.
Committee members raised concerns about the potential loss of trees, noise and lighting impacts on nearby homes, increased traffic, the absence of electric vehicle charging stations and the possibility of crime-related issues associated with a business operating around the clock.
No formal action was taken by the committee, which is composed of Town Board members and representatives from several town advisory boards. Any future development proposal would require review through the town’s rezoning process.
The property consists of two vacant parcels totaling approximately 113,000 square feet. Mecklenburg County tax records identify the owner as MVP JKM Cornelius Real Estate, an entity associated with the owners who purchased Tenders and later franchised it as PDQ. The property is not actively listed for sale and has an appraised tax value of $1.5 million.

Why would there not be electric vehicle charging stations?
Oh heavens no. Most all NC Sheetz are dirty and DO attract a more base element. They are not the same here as in PA.
A Wawa would be a superior choice if it has to be a gas station
We have 2 Sheets near our home in Ohio. They are always clean and neat. The food they serve is good also. Definitely would be nice for late shift workers at the hospital nearby.
Hope the village looks closely at the traffic flow effects from this. Allowing left turns into or out of these driveways so close to the intersection will cause mayhem with the traffic flow

I had heard years ago there was some “gentlemen’s agreement” where Sheetz wouldn’t expand below Exit 42 and QT wouldn’t go above Exit 36. I guess not.
