Reserve at Smith Circle proposed for 3.9 acre property
July 7. By Dave Vieser. The Cornelius Town Board heard from residents last night who were concerned about another infill proposal that would take down a stately home on Smith Circle.
Steve Terpak is proposing 12 single-family homes on 3.9 acres at 19438 Smith Circle not far from Cornelius Elementary School. Terpak conducted a required community meeting via Zoom earlier Tuesday.
Terpak said the proposed two-story single family homes, ranging from 2,500 to 3,500 square feet, would sell in the mid-400s.
Kathleen Blackwell-Plank, a neighbor on nearby Floral Lane, expressed concerns, saying that Smith Circle carries too much traffic on school days.
There was no decision at the Town Board meeting; the next step will be a hearing before the Cornelius Planning Board. No date has not been set.
In other action, the commissioners:
—Reappointed Hardy McConnell to seat No. 7 on the Planning Board, while also appointing Phil Bechtold to Seat No. 6, Sean Herndon to Seat No. 8, George Searle to Seat No. 9 and Jaime Rauscher to Seat No. 10.

Stop gentrifying our precious historic Smithville! No more big $400,000 homes! We need affordable housing not predatory real estate fat cats pushing out original residents. Meet their needs & stop taking advantage of them!😡
If (big if) the project does move forward I’d expect the town to take some common sense steps to address the traffic and safety concerns it would create.
At a minimum we’d need to turn the 4 way intersection at Willow Pond/Smith Circle to a 4 way stop, with clearly painted crosswalks & signage. We would need the area roads upgraded to have curbs for safety. Also, a speed bump along the school side of Smith Circle to address the ongoing speeding and cars coming out of the new development. And keep some trees- town needs to enforce that, not take the developer’s word.
This will obviously be approved, just like all the other projects coming soon. Meanwhile Westmoreland interchange for I77 won’t start until at least 2035. In 2 years Cornelius will be gridlocked all day long. So much for “Quality-of-Life” Commissioners.
It’s time the board addresses the needs of the residents of Smithville. They only get rhetoric from the mayor and the board. $400,000 homes are not helping the ones that need it most. They were there long before most of you. Deal with Smithville first!
Complaining about traffic is all I hear. Where are the actions from the complainers needed to help fix the traffic situation?
In fact…what actions do complainers in general do to enhance or help Cornelius be a better place?
I bet that those who complain the loudest never vote. Never volunteer. Never do anything but complain.
