Planning board to consider Old Statesville Road rezoning

Sept. 8. By Dave Vieser. The Cornelius Planning Board will consider a rezoning request for a new housing development at its Sept. 8 meeting.

The request was submitted by Matt Gallagher of Blue Heel Development, who is seeking permission to build 29 single-family homes on 8.25 acres at 19311 Old Statesville Road.

The property is owned by the Magee James Davis Trust of Winston-Salem and has an assessed value of $438,000. The lot, currently occupied by one single-family home, stretches west from N.C. 115 a short distance south of Washam Potts Road.

The site is zoned Neighborhood Residential, and Gallagher is seeking conditional zoning.

A community meeting for Gallagher to explain the details of his project was held July 22 at Town Hall. The meeting drew about 15 attendees, and concerns were raised over issues including traffic, access for emergency vehicles and the prices of the new homes.

The Planning Board’s recommendation, whether in favor or opposed, will be forwarded to the Town Board for a final decision.

Blue Heel Development previously built 27 townhomes on vacant land off Washam Potts Road near N.C. 115.
