May 7. By Dave Vieser. The Cornelius Town Board has unanimously approved rezoning for the proposed Fruitful Roots brewery on North Main Street just north of the Food Lion parking lot. Brothers Douglas Marion and Travis Marion and their wives Shannon and Chelsea, respectively, operating under the name Aspirational Adventures, plan a taproom and brewery with a small kitchen on a one-acre parcel at 20219 North Main Street.

The family business will open in about a year.

The existing zoning district at this location was Neighborhood Mixed Use, while the approved zoning district is Conditional Zoning. One parcel is currently vacant and the other two parcels are currently occupied by a duplex dwelling unit which is in poor condition.

The breakdown on this project is as follows:

—Building area is 5,251 square feet, including a microbrewery and 26 parking spaces.

—An outdoor beer garden is planned, consisting of a 3500 square foot patio, a 4500 square foot activity area behind the building and trail connections to Twinberry Lane.

—A 10-foot land buffer of existing landscape will be maintained in the rear of the site, adjacent to the townhomes.

Under conditions adopted by the town board, hours of operation will be Sunday through Thursday from 8 am to 10pm; Friday and Saturday from 8 am to 11 pm. All live music must cease at 10 pm, and parking lot lights must be no higher than 18 feet, with shields.
