Residents Voice Feedback on Infill Proposal

By Dave Vieser — Cornelius commissioners will consider whether to allow a residential infill development along a residential portion of Washam Potts Road when the proposal comes before the Town Board for a public hearing next month.

The proposal calls for 16 homes on vacant land adjacent to 9910 Washam Potts Road. A home built in 1924 on the property would remain intact under the plan submitted by applicant Nate Bowman.

The proposed lots would occupy 5.5 acres of the 7.01-acre property.

The property is currently zoned Neighborhood Residential. Bowman is seeking conditional zoning to allow the development.

About 15 residents attended a recent community informational meeting at Town Hall to hear about the proposal and raise concerns. Much of the discussion focused on how stormwater runoff would be handled during periods of heavy rain, particularly because many of the residents’ homes back up to the property where the new homes would be built.

Infill development generally refers to construction of new housing on vacant or underutilized land within already developed areas.

The next step in the approval process is a public hearing before the Town Board, scheduled for 6 p.m. Sept. 8 at Town Hall. Residents will be allowed to comment, but commissioners will not make a decision that evening.
