Plans for Medical Building in Alexander Farms

56,000 square foot medical building for Alexander Farms

River Rock Development presented renderings to the town’s Architectural Review Board on Wednesday for a new medical building at Alexander Farms. The 56,000-square-foot commercial building would be occupied by an unidentified medical tenant.

The concept of a medical building for the development was included in the most recent rezoning approval in 2022. On the site plan, it is located at the main entrance on Westmoreland Road, directly across from the entrance to Westmoreland Athletic Complex.

As River Rock moves forward with developing the site, Planning Director Rox Burhams said it must submit detailed construction and architectural plans to ensure the project complies with the land development code and the terms of the approved rezoning.

Board members expressed some concern over the type of material that will be used on the building exterior, as well as the design of the main entrance. Representatives from the developer indicated that they were still in the process of finalizing some of those details with civil engineers and would get back to the committee at a future meeting.

Commercial units

In an interview earlier this week, Dan Hughes, co-founder of River Rock Capital Partners, said interest in the retail space “has been strong, and we are actively working with prospective tenants.”

“While we cannot yet announce specific retailers or medical tenants, we look forward to sharing more information as agreements are finalized,” he said.

WIN Development abandoned the project in 2024 because of a loss of funding. It had announced tenants including a Lidl grocery store, Caribou Coffee, Papa John’s, Jeremiah’s Italian Ice and a dental practice.

River Rock took over the development late last year.
