Town Revises Master Plan; Open House This Week
Town officials have revised portions of the proposed 2050 Downtown Master Plan, softening several transportation and infrastructure elements and clarifying that many recommendations remain conceptual pending further study and public input. The updates adjust street alignments, reduce some projected impacts on existing properties and refine long-term development phasing.
The changes span land use, transportation and implementation chapters of the draft plan, including revisions to proposed road networks near downtown and updated timelines for capital projects. Town leaders say additional adjustments are expected following upcoming public open house sessions and before final adoption.
Revisions include changes to the Core Catalyst Plan, including adjustments intended to ease concerns about a Mulberry Street and Catawba Avenue roundabout in the original version. Officials also added “conceptual” designations throughout and clarified that the alignment of key streets — particularly Mulberry Street — is not final.
The updated plan pushes potential Mulberry Street alignment to later development phases and revises mapping for Cornelius Elementary School, noting the facility has not yet been fully designed. It also adds the possibility of a future downtown police substation.
Transportation updates in Chapter 5 add a chapter-wide disclaimer emphasizing that all recommendations are conceptual and subject to further evaluation and public input before any projects move forward.
Several map revisions were also made, including removing references to future expansion of the Cornelius Elementary parcel, adjusting recommended traffic flow near school areas, eliminating a conceptual extension of Washam Street to Academy Street, and clarifying that certain neighborhood connections are intended primarily for local access.
The plan also introduces new sections focused on neighborhood streets and traffic calming strategies, outlining incremental, lower-impact improvements for residential areas near downtown.
Chapter 7 updates revise the capital projects timeline, including adjustments tied to Red Line-related infrastructure planning.
The draft is part of the broader long-term planning effort guiding future growth and redevelopment in Cornelius. Further revisions are expected following public input.
Community meeting this week
The Town of Cornelius will host residents this week to discuss the updated master plan. The open house will use a drop-in format in the community room at Town Hall from 4-7 p.m. Wednesday, April 29, and 5:30-7 p.m. Thursday, April 30.
Residents may attend at any time to review and provide feedback on the updated draft plan. Materials will be displayed at stations throughout the room, and town staff will be available to answer questions and receive input.
