The home at 20221 Regatta Island Drive is a six-bedroom, nine-bathroom residence spanning more than 12,000 square feet on roughly 3 acres, according to listing data.
Built in 2024, the property sits on a private peninsula-style setting with extensive shoreline and luxury features including a pool, dock and high-end finishes.
The listing is scheduled to go active this week and is being marketed as a premier Lake Norman estate, reflecting continued demand for ultra-luxury waterfront properties in the region.
The price significantly exceeds recent top listings in Cornelius, where most high-end homes have typically ranged between $6 million and $10 million.
Public records show the property last sold in 2021 for about $4.35 million before redevelopment into the current estate.

MLS records show the highest sales price in Cornelius is an $11.5 million purchase at 16716 Belle Isle Drive that sold for $1 million over the listing price in 2024. A home at 16700 Tinker Place sold in 2024 for $8,700,000, just $300,000 below listing price.
There are two current listings in Cornelius for $14.5 million each at 18019 Harbor Light Boulevard and 19125 Peninsula Point Drive. There is also an $11 million listing at 17235 Connor Quay Court and an $8.25 million listing at 22554 John Gamble Road.
