Site of proposed urgent care

By Dave Vieser — The Town Planning Board will consider three projects tonight, each with its own history and circumstances. Town staff has recommended approval of two of the requests.

Here is a brief overview of the items on the March 9 agenda, in order of presentation:

Aspirational Adventures

This vacant parcel of slightly less than one acre sits on the west side of North Main Street near Food Lion. Three years ago it was rezoned to accommodate a planned brewery called Fruitful Roots Brewery but the applicants never began the project.

The applicant, Douglas Marion of Cornelius is not required to specify an intended use for the site in his application since he is requesting that the zoning revert to it’s original designation of Neighborhood Mixed Use (NMX).

“The property remains vacant and in order to sell or develop it, we need the rezoning to go back to the original zoning,” Marion wrote in the application.

Town planning staff recommend approval of the request and forwarding it to the Town Board.

Novant medical facility

Meadows & Ohly LLC of Charlotte has requested a zoning amendment for about 4.8 acres at 8715 Westmoreland Road to allow construction of a 21,000-square-foot urgent care and same-day health care facility.

The site was originally zoned for Vanderbilt Children’s School, but the Georgia-based developer abandoned the project after completing basic site preparation.

Town planning staff recommend approval of the rezoning without requiring a traffic impact analysis.

Novant ER

This proposal calls for an 11,400-square-foot freestanding emergency room on Holiday Lane just northeast of the Interstate 77 Exit 28 interchange.

Town planning staff recommend denial, saying the proposal conflicts with the town’s land use plan. A freestanding emergency room is not listed as a permitted primary or secondary use in the Waterfront Mixed Use District.
