Summit Farms Coming to Davidson in 2027

The owners of Summit Coffee are launching plans for Summit Farms, a 62-acre agricultural community in Davidson in spring 2027. The development will feature three areas: the Garden, a 10-acre working farm; the Village, a commercial center with local businesses; and the Preserve, a 50-acre residential neighborhood. The site is at Shearer and E. Rocky River roads, across from the River Run community.

Construction on the Garden and overall infrastructure will begin this spring. Owned and operated by Davidson-based Summit Coffee, the Garden will grow produce, herbs, and flowers for on-site consumption and sale. Full-time farm staff will collaborate with businesses and residents, with plans to seek organic certification.

The Village will include Summit Coffee’s new headquarters, a roasting facility, offices, and the Silly Goose Bakeshop, led by Chief Culinary Officer Dora Callahan. The Greenhouse Market, an on-site retail outlet, will feature an in-house deli and wood-fired pizza. Phase one also includes an ice cream store, a bookstore, outdoor gathering spaces, and play areas. The Village’s initial construction will total about 17,000 square feet across three buildings.

The Preserve will include 55 custom home lots marketed by Ivester Jackson. Homesites, ranging from 0.2 to 1 acre and fronting common open space, will begin construction this fall.
