Large mixed-use development planned

Jan. 8. By Dave Vieser. Developers Jack and Don Shaw will conduct a virtual community meeting via Zoom Tuesday, Jan. 12 at 2 pm to outline the details of a large mixed-use development called Sefton Park.

It is planned for 10 acres of vacant land located just west of Liverpool and south of West Catawba Avenue and includes apartments, a hotel and a conference center.

The project will require a rezoning from town center to conditional zoning, which means it will need to go through a detailed review and public hearing process similar to what was done for the Alexander Farm development.

The proposal includes:

—344 residential apartment units in three buildings with commercial and/or retail on the first floor of two of the three buildings.

—A hotel with 113 rooms.

—A 23,800 square foot Conference Center.

—7,800 square feet of indoor commercial space.

—3.96 acres of open space to include a 1.03 acre park-like area in the center of the development.

The community meeting is a requirement of that process before the project goes before the Town Board.

Land value

County tax records show the parcels have a total assessed value of over $3.9 million, and annual taxes of approximately $32,000.
