Oct 24. The only constant at Birkdale Village in recent years has been change, and another shift was announced this week when Houston-based Hines disclosed it had purchased the property for $274.4 million.
“Birkdale Village’s highly accessible location, with convenient highway access and proximity to both Lake Norman and major employment centers, along with its best-in-class placemaking and activation, has secured its position as the dominant retail center in north Charlotte,” the company said in a press release.
The previous owner, Jamestown, was part of an ownership group that also included Nuveen Real Estate and North American Properties. Jamestown acquired Birkdale Village just a year ago as part of its purchase of part of the North American Properties/DDR portfolio; the sale price was not disclosed.
The previous property owners conducted extensive renovations of the 673,000-square-foot complex and brought in numerous new tenants to enhance its overall appeal. Jamestown announced it was listing Birkdale late last spring.
According to the release, retail space is 99% leased, and residential apartments are 97% leased.
Hines owns and operates $91.8 billion in properties and employs 4,600 people across 30 countries. Paul Zarian and Jesse Amundson, members of Hines’ U.S. Sunbelt team, led the acquisition.
