Study: Cornelius ranks high in apartment prices

Cornelius ranks as the second-most expensive city in the Charlotte metro area for two-bedroom rental units and the third most expensive for one-bedroom units, according to a new study released by Zumper, an online leasing platform.

The study found the median monthly rent for a one-bedroom unit in Cornelius was $1,250, trailing Mooresville at $1,330 and Charlotte at $1,400. The least expensive cities were Concord at $1,140, Gastonia at $1,080 and Statesville at $980.

Cornelius ranked second to Charlotte for two-bedroom rentals. The median monthly rent in Cornelius is $1,570, compared with $1,650 in Charlotte. Mooresville ranked third at $1,500.

The study also examined year-over-year changes in monthly rents. Statesville saw the largest decline at 6.7%, followed by Charlotte at 2.8% and Kannapolis and Rock Hill at 2.5%. Cornelius rents fell 1.6%. Of the eight cities analyzed, only Mooresville recorded an increase, with rents rising 1.5%.

The Zumper Charlotte Metro Area Report analyzed active listings that entered the market last month. Listings are aggregated by city to calculate median asking rents, and age-restricted units are included in the survey.
