Planning board approves rezoning request on Old Statesville

Sept. 9. By Dave Vieser. The Cornelius Planning Board unanimously recommended approval of a rezoning request that would allow 29 single-family homes at 19311 Old Statesville Road, south of Washam Potts Road.

The property, currently zoned neighborhood residential, would shift to conditional zoning under a proposal from developer Matt Gallagher of Blue Heel Development. The plan now heads to the Town Board for a public hearing and final vote.

The land is owned by the Magee James Davis Trust of Winston-Salem and has an assessed value of $438,000. It is mostly vacant except for one private home.

Gallagher said the houses would be 2,500 to 3,000 square feet with first-floor primary bedrooms and priced between $700,000 and $900,000.

Blue Heel previously built 27 townhomes on vacant land off Washam Potts Road.

  1. Blue Heel developed the property behind our house. It took them A YEAR AND A HALF to develope 14 acres! 🤦 Their work site was always a mess. Full of trash from the workers and they even discarded their trash in the protective wetlands on the property. They pulled the typical bait and switch where they had a plan for the land, it got approved by the village, then they promptly sold the land and all the original plans were scrapped and redone by the highest bidder. These guys are sloppy money grabbers!
