Town of Cornelius: Zoning and transportation news

Aftonshire proposal

Aug. 7. By Dave Vieser. The Cornelius Town Board earlier this week unanimously approved conditional rezoning for a 1/3 acre vacant lot at 21726 Aftonshire Drive just a quarter mile. southwest of the police station.

The applicant, Fund 26-Dogwood, LLC, plans to subdivide the land into three buildable lots for single-family homes and associated accessory dwellings. The Planning Board had previously recommended approval of this project on July 8th.

Town adds another TIA firm

During the same meeting, the commissioners also agreed to add a new engineering firm to help conduct Traffic Impact Analysis (TIA) reports, frequently needed as part of rezoning applications.

Stantec of Charlotte will join Kimley Horn and Bolton & Menk for the next three years in providing the TIA services in Cornelius.

DRMP of Charlotte will no longer provide TIA services to the town due to changing personnel issues, according to Town Planning Director Rox Burhans.

Transportation Advisory Board

Two new members were selected to join the town’s Transportation Advisory Board (TAB).

Danny Watson will serve through February 2028. He is a practicing civil engineer with experience in transportation engineering.

Bob Bruton will serve through February 2026. Bruton has a background in human resources and has previously served on the Town’s Land Development Code Advisory Board and the Personnel Committee.

The TAB has eight advisory board members that serve for a term of three years.
