June 6. By Dave Vieser. The Cornelius Planning Board will conduct a public hearing on Monday June 9, regarding a six-story condominium/mixed use building proposed for the northwest corner of Jetton Road extension and Bethel Church.
The meeting will begin at 6:30 pm in Town Hall on Catawba Avenue.
The town planning staff has recommended approval of the proposal, but only if the building height is reduced from six to three stories.
The applicants, Adam and Iryna Jones, have filed the required rezoning paperwork for the project, called Cashmere, to change the zoning from Village Center to Conditional.

“Our planning staff recommends approval of this project, subject to two modifications to the application,” said Assistant Planning Director David Cole. “First, a reduction from the currently proposed six stories to three stories, and also, modification of the first-floor Jetton Road elevation to provide more pedestrian-scale features and an alternative color scheme for the brick.”
Cole said that reducing the proposed building height to three stories would better reflect the neighborhood context. “The base Village Center Zoning District, and the Cornelius Village Center master plan from 1999, caps all buildings at three stories. All existing structures in the vicinity respect this height requirement, with the exception of the entitled (but not yet constructed) 19615 Bethel Church, approved for four stories through a standalone Conditional District.”
He noted that there are also a number of entitled, unconstructed lots that would be capped at three stories should they ever be constructed.

The Planning Board may choose to recommend approval, approval with conditions or denial. Their recommendation would then be sent to the Town Board for a public hearing and decision.
